This did lead to an increase in enquiries from first time buyers and several sales were agreed in the last week of November. Generally speaking activity in the last four weeks has been sporadic and much of our time and effort has been spent ensuring current sales progress to exchange of contracts and completion prior to Christmas. With a following wind, small amounts of good fortune and considerable experience we are safe to say all sales have gone through successfully. As our attentions turn to 2018 we would like to wish you all and Happy Christmas and prosperous New Year. Lettings update The level of demand in the lettings market has seen a fairly turbulent Autumn, with demand fluctuating on a weekly basis and across the board from low-end to highend properties. The one commonality, as always, is that when we experience a ‘burst’ in demand, the first properties to let are always the best-priced. As we approach the festive period, we will start to see the seasonal ‘slowdown’ in demand as applicants put their property search on hold due to seasonal distractions. If you are expecting to have an empty property on the market over Christmas, perhaps consider that it is a good time to do any planned maintenance or redecoration to enhance your property whilst the market is quiet. January is usually a particularly buoyant market and often comes with a lot of ‘quick moves’ as applicants have deferred their search over Christmas but their notice periods still loom. Whilst we haven’t been able to rely on typical trends for the last year, I am confident the market will surpass expectations.
